To help maximise saleable space whilst meeting U-value targets, Orion Homes has specified over 3,000m2 of Celotex PL4000 PIR insulation bonded to tapered edge plasterboard for its new Sunnydale Gardens housing development in West Yorkshire.
Built by Orion Homes on a fully landscaped development, the Sunnydale Gardens estate comprises thoughtfully designed three and four bedroomed homes. To ensure the 49 new homes met building regulations and the performance standards of the Code for Sustainable Homes whilst maximising space, project consultants DM Consulting specified Celotex PL4000. Celotex PL4000 is a high performance thermal insulation board where the PIR insulation is bonded to 12.5mm tapered edge plasterboard.
Offering a lambda value of 0.022 W/mK, Ofgem approval and BBA certification, this premium product offers high levels of thermal efficiency and can be installed internally using direct bond or mechanical fix techniques for maximum flexibility and installation speed at new build and refurbishment projects. To meet the targeted U-values with a system that worked alongside the clear cavity construction technique used by Orion Homes, Celotex PL4000 in an insulation thickness of 55mm proved ideal.
With its plasterboard finish, Celotex PL4000 proved an excellent specification at Sunnydale Gardens where the product's ability to meet thermal requirements whilst helping to minimise wall thickness and therefore enhancing floor space within the homes, was of paramount importance. "Installing insulated plasterboards is our preferred method for achieving the U-values required," said Coleen Middleton, Buyer for Orion Homes. "As a developer we prefer to retain a clear cavity between the external brickwork and internal blockwork walls, therefore all external walls were treated internally with the insulated plasterboard specification."

"Following office and site-based consultation with Celotex Technical Centre in relation to the specification we required, their assistance was very helpful and played a large part in our decision to use PL4000 at Sunnydale Gardens." Celotex products should not be used in the external walls of buildings over 11 metres in height. Recent changes to Building Regulations mean that only non-combustible insulation or insulation of limited combustibility should be used in buildings of that height.
